Simply stated, a Buyer Broker is your personal advocate, a real estate agent who represents YOU, and only you, in the purchase of a home.

When purchasing a home, buyers need personal representation, independent counseling and help! With the advent of Buyer Brokerage, buyers can now be assured of receiving loyalty, confidence and trust from their agent, as well as complete and accurate market data, confidentiality, and full disclosure of the strengths and weaknesses of any property being considered for purchase. Buyer brokers work soley for the buyer and have no fiduciary or other obligation unless disclosed to the seller. Your Buyer Broker will be willing to show you ALL the properties that are available in your price range, even unlisted homes such as For Sale By Owner (FSBO) and Real Estate Owned (REO) properties.
Your Representative will also be willing to show you Multiple Listing Service (MLS) listings which are offered by Cassidon Realty and just about every other brokerage company in your local market area. This means that when a property becomes available that meets your specific criteria you can be informed immediately. Your buyer agent can show and represent you for any mls available properties listed by any agency. The Buyer representative is guaranteed a commission pursuant to your agreement with him or her.
There are hundreds of mortgage loan programs. Your buyer broker will assist you in choosing the best mortgage options available to you. At Cassidon Realty we deal with many lenders and will help you do an apples to apples comparison of rates, terms and programs.
